The action involves a proposed multi family residential development consisting of 242 rental units. The project is seeking an approval under the Town Senior Housing Bonus Density Code. This bonus density increases allowable unit count from 6 units per acre to 9 units per acre in the R-3 Zone. One third of the increased unit count is required to be senior restricted. The project is proposed to be served by an onsite sewage treatment plant discharging to a tributary to the Quassaick Creek. An
alternative sewer system is being evaluated which includes a pump station and force main connecting to the Town's sewer collection system near the Route 52/Route 300 intersection. Water service will be via a connection to the Town of Newburgh municipal system. A Stormwater Pollution Prevention Plan has been prepared. The project was previously reviewed as a 138 unit Town House Project. The changes to the site required a supplemental environmental impact review. The project is located on NYS Route 300, south of Jeanne Drive, in the Town of Newburgh, New York.
