Notice of Acceptance of Draft EIS and Public Hearing
Warren County - The Adirondack Park Agency (APA), as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Proposed Amendments to the Adirondack Park Land Use and Development Plan Map. A public hearing on the Draft EIS will be held on November 06, 2025, at 04:00pm at the Lake Luzerne Town Hall, 539 Lake Avenue Lake Luzerne, New York. 12846. Written comments on the Draft EIS will be accepted until November 17, 2025. The action involves consideration by the Adirondack Park Agency (APA) of a landowner’s request to amend the official Adirondack Park Land Use and Development Plan Map (Plan Map), pursuant to Adirondack Park Agency Act § 805(2)(c)(1), by reclassifying approximately 11.8 acres of Rural Use land to Moderate Intensity Use (Area 1) and 56.5 acres of Rural Use land to Low Intensity Use (Area 2). The purpose of the landowner's request is to provide for increased development opportunities on the land. The APA is required to review such proposals and has expanded the applicant's request to be consistent with the regional nature of the Plan Map. The expanded proposed map amendment areas are defined by regional boundaries, including great lot lines, roads, and setbacks from roads, and will be reviewed for potential reclassification in the following manner: approximately 73.9 acres of Rural Use land to Moderate Intensity Use (Area A) and approximately 123 acres of Rural Use land to Low Intensity Use (Area B). As lead agency, the APA has determined that the action may have significant adverse environmental impacts and has prepared a draft supplemental environmental impact statement (DSEIS). Written comments will be accepted through November 17, 2025, and can be submitted by email to [email protected] or by mail to the address below. A public hearing is scheduled as set forth below. The project is located North of NYS Route 9N, east of Hall Hill Road and west of Hidden Valley Road in the Town of Lake Luzerne, New York.
